Genesis Capital Mortgage Fund (GenCap) serves as a private-money lender providing financing for highly-qualified and experienced investors in the growing REO market. We provide first trust deed loans to "A" quality borrowers seeking to Fix and Flip properties. The Fund benefits from the security of first position loans on real property with priority returns for its investors with an above-average yield.

The Genesis Difference

We lend on entry-level, single family residences that are being purchased from banks as REO's or at trustee sales. Our clients are able to increase market penetration and profitability by increasing their purchasing capacity up to 200-300% by borrowing as much as 80% of the purchase price through GenCap.

The Genesis Advantage

Genesis Capital Partners serves as the Fund's manager/administrator. We underwrite and service all of our loans. To improve investor yield, the interest rates paid and all origination discount points are placed into the partnership pool. This has resulted in a yield to investors of approximately 11-12% since inception. The industry standard is lower. Most importantly, the Fund provides investors with full financial disclosure and complete transparency including an annual certified audit of the Fund's books and records.
